This is a modern, well-appointed two-bedroom flat. It is situated in a quiet cul-de-sac, on the ground floor of a well-maintained building with a secure entry system, clean and tidy communal areas. There is free on-street parking and an external bike store.

The modern building is near to green and leafy Holyrood Park. The apartment is within easy walking distance of the major tourist attractions, festival venues, shops, nightlife and transport connections. It's a 5- to 10-minute walk through Holyrood Park to the Palace of Holyroodhouse, the Scottish Parliament and the foot of the Royal Mile.

The living room is spacious, light and airy and has wall-to-wall carpeting. There is plenty of seating including a leather sofa and a sofabed (which sleeps two). There is a flat-screen smart television with Freeview, and broadband via a wifi router. There is gas central heating throughout the apartment.

The modern kitchen includes a dining table that seats six, and the kitchen is well provided with crockery, cutlery, glasses and kitchenware, as well as a washing machine, fridge, freezer, toaster, cooker, double oven, induction hob and microwave. A supply of tea, coffee, milk, sugar and biscuits helps to get your holiday started.

The main bedroom has a double bed with king-size duvet, a large double wardrobe with mirror door, and bedside cabinets with reading lights. There's an en-suite shower room. The second bedroom has two single beds with double duvets, a large double wardrobe with mirror door and drawers, and a bedside cabinet and reading light between the beds.

In addition to the en-suite shower room for the main bedroom, the family bathroom has a bathtub with shower over, toilet, wash-hand basin and shaving point.

Other facilities include an iron and ironing board, clothes airer, vacuum cleaner and hair dryer. Guests with a young child are welcome; if you require a travel cot or highchair, please bring these with you.

The price of heating, electricity and local taxes is included. For the comfort of future guests, the apartment is non-smoking and pets are not allowed.

This apartment is situated on Waverley Park, a quiet cul-de-sac on the edge of Holyrood Park. Waverley Park is a short walk across the park from the Palace of Holyroodhouse and the historic Old Town. There are also excellent bus connections from nearby London Road. The Royal Mile, the backbone of medieval Edinburgh, connects Edinburgh Castle at one end with the Palace of Holyroodhouse and the Parliament at the other. Edinburgh's main visitor attractions are a short walk away and the neighbourhood is full of attractive independent shops and restaurants, bars and cafés to suit all budgets, from cheap and cheerful pizzerias to fine dining establishments. The Hub (the official centre for the Edinburgh International Festival) and the Festival Fringe office are on the Royal Mile. You are also ideally placed to enjoy the Christmas and Hogmanay/New Year festivities.

The area around the Palace of Holyroodhouse developed as the court quarter and many fine residences for aristocratic families were built there. One of these, Queensberry House, now forms part of the Scottish Parliament buildingQueensberry House was bought in 1686 by the father of the 2nd Duke of Queensberry, whose eldest son, the mad Lord James Douglas, escaped from confinement one night in 1701 and murdered a kitchen-boy – the very night that his father was signing the Act of Union that dissolved the Scots Parliament and put Scotland under English rule. The extensive and rugged open space of Holyrood Park and Arthur's Seat, just a few minutes' walk away, is ideal for an inner city picnic or ramble.

Getting there

The apartment is about a 20-25-minute walk or a 10-minute taxi journey from the tram stop "York Place" (which runs directly from/to Edinburgh Airport) and a 20-minute walk from the main railway station: Edinburgh Waverley Station. Taxis can be hailed throughout the city centre. We will send you detailed directions before your arrival.

For those arriving by car, there is free on-street parking on streets near to Waverley Park. This apartment is close to the city centre. (Most of our other city centre / Old Town properties are in areas where you have to pay for parking either in an NCP car park or by using an on-street parking meter.)

All tenement apartments in Edinburgh are accessed by shared stairways, which tend to be functional more than luxurious, although the entry-phone system ensures the security of the stairway. There is no lift and thus no wheelchair access. The apartment is on the second.

Edinburgh has an efficient public transport system run by Transport for Edinburgh. Trams and buses run throughout the city from early morning till midnight, after which there is a reduced night service. Lothian Regional Transport's information office is on Waverley Bridge.
