It is situated in a quiet cul-de-sac, on the ground floor of a well-maintained building with a secure entry system, clean and tidy communal areas and free off-street parking (on request, via supplied permit). A cycle rack is available just outside the apartment.
The modern building is near to green and leafy Holyrood Park. The apartment is within easy walking distance of the major tourist attractions, festival venues, shops, nightlife and transport connections. It's a 5- to 10-minute walk through Holyrood Park to the Palace of Holyroodhouse, the Scottish Parliament and the foot of the Royal Mile.
The living room is spacious, light and airy and has wall-to-wall carpeting. There is plenty of seating (including a three-seater sofa bed, which sleeps two). There is a 32" (81.2 cm) flat-screen television with Freeview, a Blu-ray/DVD player, and broadband via a wifi router. Other entertainment options include a selection of DVDs and games. An electric fire with surround provides a focal point, and the dining table has seating for six.
The modern kitchen is well provided with crockery, cutlery, glasses and kitchenware, as well as a washing machine, fridge, freezer, toaster, cooker, double oven, induction hob and microwave. A supply of tea, coffee, milk, sugar and biscuits helps to get your holiday started.
The main bedroom has a double bed with king-size duvet, a large double wardrobe with mirror door, and bedside cabinets with reading lights. The second bedroom has two single beds with double duvets, a large double wardrobe with mirror door and drawers, and a bedside cabinet and reading light between the beds.
The shower room is tiled and has a wash-hand basin, toilet and shower (no bathtub).
Other facilities include an iron and ironing board, clothes airer, vacuum cleaner and hair dryer. Guests with a young child are welcome; if you require a travel cot or highchair, please bring these with you.
The price of electricity (there is night storage heating) and local taxes is included. For the comfort of future guests, the apartment is non-smoking and pets are not allowed.
