This holiday home is a bright two-bedroom apartment on the third floor (no lift) in a central location and with a view across to Nelson's Column on Calton Hill. It is situated in the heart of Edinburgh's Old Town, beside the Royal Mile, a historic street forming the backbone of the city's medieval core, dominated by Edinburgh Castle at one end and the Palace of Holyroodhouse at the other.

The apartment is ideally located for many of Edinburgh's most popular attractions and amenities. Princes Street and George Street, the city's principal shopping thoroughfares, are just beyond the train station, and just beyond that is the New Town - the world's greatest showpiece of Georgian architecture.

The living room has a sofa and easy chair, and there's a Juliet balcony looking across the rooftops of the Old Town. There's a dining area and the modern kitchen is a separate room. It is well provided with crockery, cutlery, glasses and kitchenware, as well as a washing machine, cooker and microwave.

The main bedroom has a standard-size double bed, and the second bedroom has two single beds. The bathroom has a wash-hand basin and bathtub with shower over.

The apartment has gas central heating and double glazing. The cost of gas, electricity and local taxes is included. For the comfort of future guests, the apartment is non-smoking and pets are not allowed.

There are excellent shopping and dining facilities within a few minutes’ walk, with a Tesco Express supermarket about five minutes walk away, and Meadowbank shopping park about 15-20 minutes by foot past Holyrood Palace (Sainsbury, Marks & Spencer, TK Maxx, Poundland etc.). The Royal Mile's oldest building – John Knox House – is a couple of minutes away, and the Museum of Edinburgh just a little further.

The Royal Mile, looking up from New Street

This apartment is situated just off the Canongate, on the Royal Mile, in the heart of Edinburgh's historic Old Town. It is opposite Sibbalds Walk, a new public space with delicious street food and flea market, and just around the corner from the newly renovated Waverley arches on East Market Street, which now house restaurants, shops and beauty parlours. The Royal Mile, the backbone of medieval Edinburgh, connects Edinburgh Castle at one end with the Palace of Holyroodhouse and the Parliament at the other. Edinburgh's main visitor attractions are on your doorstep and the neighbourhood is full of attractive independent shops and restaurants, bars and cafés to suit all budgets, from cheap and cheerful pizzerias to fine dining establishments. The Hub (the official centre for the Edinburgh International Festival) and the Festival Fringe office are on the Royal Mile, and you can easily walk to many of the Festival venues. You are also ideally placed to enjoy the Christmas and Hogmanay/New Year festivities.

Winding closes, cobbled alleyways, and ancient buildings along the Royal Mile create an atmosphere quite unlike any other city in Europe; much of the Royal Mile dates back to the Dark Ages, and it is an area of intense and brooding character. The Canongate is the lower end of the Royal Mile, and the apartment is within 400 metres of the Palace (HM The Queen's official residence in Scotland) and the Scottish Parliament. The Canongate was a separate burgh from Edinburgh for over 700 years, taking its name from the canons (priests) of Holyrood Abbey. Because it was near the Palace of Holyroodhouse, the area developed as the court quarter and many fine residences for aristocratic families were built there. One of these, Queensberry House, now forms part of the Scottish Parliament building. Queensberry House was bought in 1686 by the father of the 2nd Duke of Queensberry, whose eldest son, the mad Lord James Douglas, escaped from confinement one night in 1701 and murdered a kitchen-boy – the very night that his father was signing the Act of Union that dissolved the Scots Parliament and put Scotland under English rule. You can find out more about Edinburgh's grisly past on the guided tours that leave from the Royal Mile. See for example Mercat Tours, Witchery Tours and Mary King's Close. Just up the road from the apartment is Dunbar's Close garden, an oasis in the city centre.

Getting there

The apartment is approximately 5 minutes' walk from both the Airport Express Bus Terminus and the main railway station: Edinburgh Waverley Station. There is also a tram service from Edinburgh Airport to the city centre. We will send you detailed directions before your arrival.

For those arriving by car, there is metered parking streets around New Street, though the maximum parking period is 2 hours. Parking on meters and single-yellow lines is free from 6.30pm to 7.30am; please check on-street signage for exact times of parking restrictions; parking is forbidden at all times on double-yellow lines. St John's Hill Car Park is on the next corner at Holyrood Road. Click on this website  and you can search for “Edinburgh St Johns Hill”.

All tenement apartments in Edinburgh are accessed by shared stairways, which tend to be functional more than luxurious, although the entry-phone system ensures the security of the stairway. Because the building dates from the 19th century, there is no lift and thus no wheelchair access. The apartment is on the third floor.

Edinburgh has an efficient public transport system run by Transport for Edinburgh. Trams and buses run throughout the city from early morning till midnight, after which there is a reduced night service. Transport for Edinburgh's information office is on Waverley Bridge, 5 minutes' walk from Jeffrey Street.

  • “Spacious and comfortable. Excellent location! This was the perfect base from which to explore the main sites of Edinburgh. With three of us staying, we had plenty of room to move around and not get in each other's way! The living room is lovely and we enjoyed relaxing in there after being out in the city. Perfect location.”

  • “Highly recommended flat in Edinburgh Old Town: A centrally located apartment a few steps from the Royal Mile and more importantly near the railway station, only 10-15 minutes walking with a suitcase, less without, easily done ... the apartment itself is well decorated. It was spacious, the beds were comfortable and it was well equipped, We enjoyed our stay there very much and if available, would certainly stay there again. Apart from the usual sights, the Georgian House in the New Town and Gladstone's Land on the Royal Mile are well worth a visit.”

  • “Only positives... Great location in the Old Town, crawling distance of car rental, tourist buses and train station. Spacious, light, clean. Amazing shower and beds. Very comfortable living room couch. We weren't in the apartment that much during our stay since there were so many things to do and it felt a bit like a waste having an apartment like that and not being able to profit from it fully. Every day of our stay I was looking forward to sleeping in that bed again. I already miss it.”

Clean, warm, fully equipped flat, I'll try to stay here whenever I am in Edinburgh. Fantastic!”

  • “A really pleasant experience. The location was great to get to the the main tourist attractions in Edinburgh, with hop-on hop-off bus access very near the location. Close to the station too, just off on a quiet street off the Royal Mile. The apartment had 2 spacious bedrooms and with all the basic things needed in the kitchen too. The flat even had Wi-Fi. It had a homely feel too and as it was on the top floor (3rd), there wasn't any disruption. The host gave great communication from the moment the booking request was made.”
